The Fascinating History of Juja — and Why It’s One of Kenya’s Top Investment Towns

Land for sale in Juja sits on some of the most storied ground in Kenya — a town that has transformed itself, generation after generation, from a pioneering colonial-era estate into one of the country’s most promising investment destinations.

Some Kenyan towns carry names that trace back to influential people and remarkable events. Karen was named after the Danish author Karen Blixen, while Machakos takes its name from Chief Masaku, a prominent Akamba leader. Juja’s own name has intrigued generations of Kenyans, and several theories exist about its origin — but what matters most for today’s investor isn’t the name. It’s the remarkable journey the town has taken from a single sprawling estate to a thriving, fast-growing hub.

From Ndarugu Plains to a Pioneering Agricultural Estate

Juja’s story dates back to the early 1900s, when the area was known as the Ndarugu Plains. It became closely associated with Lord William Northrup Macmillan, an American-born adventurer, philanthropist, and one of colonial Kenya’s most influential landowners, who went on to acquire approximately 19,000 acres of land in the area — far exceeding the 5,000-acre limit commonly imposed at the time.

Macmillan transformed the vast estate into a thriving agricultural enterprise, growing maize, flax, and sisal — crops that became part of the area’s agricultural heritage. Known for his appreciation of innovation, he equipped his farm with a refrigeration plant, an electric power plant, and modern farming machinery. At the time, it was regarded as one of the most advanced and best-equipped agricultural estates in Africa, drawing distinguished visitors including former U.S. President Theodore Roosevelt, who toured the estate after leaving office.

Macmillan later died in France, and his body was returned to Kenya. Legend has it he wished to be buried atop Kilimambogo Hill, but given his exceptional height — he stood nearly seven feet tall — his casket could not easily be carried to the summit. Instead, he was laid to rest on the slopes of Ol Donyo Sabuk, where his grave remains a point of historical interest today.

A Town Built on Transformation

Following Kenya’s independence, the vast Macmillan estate was gradually subdivided and sold to local farmers, with the smallest parcels measuring approximately 3½ acres. That single act of subdivision set the tone for everything Juja has become since: a place where land ownership opens doors, generation after generation.

Over the years, Juja has evolved from a colonial farming settlement into one of Kenya’s most vibrant and rapidly developing towns. A fully tarmacked road now links Thika Road to Athi, dramatically improving accessibility and fuelling residential, commercial, and industrial growth throughout the area.

Why Juja Is One of Kenya’s Top Investment Towns Today

Juja stands today as proof that history and progress can coexist. Once known for its vast colonial estate, it is now one of Kenya’s most sought-after investment destinations, thanks to a combination of factors working in its favour:

  • Strategic location along the busy Thika Road corridor, minutes from Nairobi
  • Expanding infrastructure, including the newly tarmacked Thika–Athi road
  • Strong institutional presence, anchored by Jomo Kenyatta University of Agriculture and Technology (JKUAT), which drives steady rental and housing demand
  • Growing commercial activity as residential and business development accelerates
  • Rising land demand that continues to support long-term value appreciation
The takeaway: Juja’s history is one of continual reinvention — from an experimental 19,000-acre estate to a subdivided farming community to today’s fast-growing investment hub. Every era has added value to the land that came before it.
