The Government of Kenya has announced the completion of the 66-kilometre Ngong–Suswa Highway, a major infrastructure project that is transforming connectivity between Nairobi, the Rift Valley, and the Nyanza region.
The new highway offers motorists a safer and more efficient alternative route out of Nairobi through Ngong, easing congestion along the busy Mai Mahiu escarpment road while significantly reducing travel time.
Improved Connectivity and Economic Growth
The Ngong–Suswa Highway cuts across Kajiado North and Kajiado West sub-counties, linking Ngong to Suswa and providing direct access to towns such as Narok, Bomet, Kericho, Kisii, and parts of Nyanza.
According to the State Department for Roads, the road will improve safety, ease traffic flow, and enhance the movement of goods and people across regions. Beyond transport, the corridor is already experiencing increased economic activity, with new markets, service centres, and fuel stations emerging along the route.
Government officials have also noted a steady rise in land value along the highway, driven by improved accessibility and growing demand.
Infrastructure Driving Real Estate Demand in Ngong
Major road projects have historically spurred real estate growth, and the Ngong–Suswa Highway is no exception. Improved access has made Ngong more attractive for residential development and land investment, especially for buyers seeking affordable alternatives close to Nairobi.
As the area continues to open up, demand is shifting toward well-planned land projects located near key transport corridors.
Strategic Land Opportunities Near the Highway
Within this growing zone, Icon Prime Investments has positioned land projects that align with the area’s infrastructure-driven growth. One such project is Lily Gardens Phase 3 Ngong, located in the wider Ngong area and benefiting from the improved road network.
The project offers buyers:
- Easy access via the Ngong–Suswa Road
- Proximity to Ngong town and Nairobi
- A peaceful environment ideal for residential development
- Strong potential for long-term appreciation
